Buyer Money & Closing Costs for GTA Buyers
Getting proper pre-approval is one of the most important steps before you start shopping for homes. It protects your credit, helps you understand your budget ceiling versus your comfort zone, and positions you to move quickly when you find the right property.
Three numbers before you tour
Before looking at a single showing, get these three numbers on paper. Almost every stressful moment later in a purchase traces back to one of them being assumed instead of confirmed.
1. Your confirmed purchase-price range
Not an online estimate and not a rough guess. A range your lender has actually reviewed against your income, debts, and down payment. Treat the top of the range as a ceiling, not a target.
2. The all-in monthly housing cost you are comfortable with
This is a bigger number than the mortgage payment. Add up:
- •Mortgage principal and interest
- •Property tax
- •Home insurance
- •Utilities
- •Condo or common element fees where they apply. Freehold homes do not carry these
- •A maintenance reserve, so a repair is a planned cost rather than a credit card balance
The number that matters is the one you are comfortable paying every month, which is usually below the maximum a lender would allow.
3. The total cash you need upfront
Upfront cash is down payment plus closing costs plus moving and immediate items such as window coverings, a first repair, or a locksmith.
One point trips up almost every first purchase: the deposit is paid first, shortly after your offer is accepted, and it is credited toward your down payment at closing. It is not an extra payment on top. What it does change is timing, because that money has to be available early while the rest is due at closing.
You can estimate the closing side in the closing cost calculator and the monthly side in the mortgage calculator.
Why pre-approval first
- •Protects your credit by limiting the number of lenders pulling your report.
- •Helps you understand your ceiling (maximum approval) versus your comfort zone (what you actually want to spend monthly).
- •Gives you confidence when writing offers and positions you as a serious buyer.
- •Many lenders will hold a rate for a set window during your search, but the length and the conditions vary by lender and product. Ask your lender to confirm the hold period in writing for your file.
Types of lenders
A Lenders (Big Banks)
Pros: Competitive rates, bundled services, flexibility with existing accounts.
Cons: Stricter qualification, less negotiation room, penalties can be steep.
Credit Unions
Pros: Personalized service, flexible underwriting, competitive rates for members.
Cons: Membership required, fewer branch locations.
B Lenders (Alternative)
Pros: Easier qualification for self-employed or non-traditional income.
Cons: Higher rates, additional fees, shorter terms.
What documents you'll need
- •Income: T4s (last 2 years), NOAs (Notice of Assessment), letter of employment, recent pay stubs.
- •Down payment proof: 90-day history of bank statements showing where the funds came from.
- •Deposit accessibility: Deposit size and timing are negotiated in the offer and vary by property and market, so confirm what is expected for the specific home before you write. Whatever the amount, the funds need to be accessible on short notice rather than locked in a GIC or investment, and the deposit is credited toward your down payment at closing.
- •Debts: Credit card statements, car loans, student loans, any other monthly obligations.
- •ID: Government-issued photo ID and proof of Canadian residency or work permit status.
Rate isn't everything
- •Penalties: Understand IRD (Interest Rate Differential) versus 3-month interest penalty.
- •Portability: Can you transfer your mortgage if you sell and buy within a short time?
- •Pre-payment options: What percentage can you pay down annually without penalty?
- •Flexibility: Some lenders allow skipped payments or increased payments more easily than others.
Common mistakes
- •Changing jobs or income structure right before or during your home search.
- •Opening new credit cards, lines of credit, or financing large purchases (like a car).
- •Maxing out your approval without considering stress-test scenarios or rate increases.
- •Not leaving a cushion for closing costs, moving expenses, and immediate home needs.
