How to read the numbers
Practical questions to work through on both sides of the table, whatever the latest report shows.
For buyers
- Negotiating room varies by listing. Homes that have been on the market a while usually leave more space to negotiate than fresh listings.
- Compare before you commit. Look at recent sales of genuinely comparable homes, not just asking prices, and take time to compare options.
- Financing shapes your budget. Get a pre-approval and stress-test the monthly payment, not just the purchase price.
- Watch underpriced listings. A list price well below comparable sales is often a strategy, and can still attract competing offers.
For sellers
- Pricing strategy drives the outcome. Pricing above what comparable homes have sold for is the most common reason a listing sits.
- Prep, photos and staging affect how a home shows against the other listings buyers are viewing.
- Plan for a range of timelines. Build financing, closing and moving plans that work even if the sale takes longer than hoped.
- Condition and pocket matter. Two similar homes on the same street can sell very differently based on preparation and location.
Areas to watch
General background on each area, not live city-level market data. Ask Rida for verified numbers on a specific city, property type or building.
Mississauga
A wide price range, from entry-level condos to luxury detached. Pricing, condition and pocket matter as much as the city-level headline.
ExploreBrampton
A large supply of detached and semi-detached homes, so buyers often compare several similar options before deciding.
ExploreOakville & Milton
Family-oriented communities with newer freeholds, plus condo and stacked-town options at lower entry prices.
ExploreToronto condos
A deep condo market with everything from investor-sized studios to larger 2-bed and 2-bed-plus-den layouts in walkable neighbourhoods.
ExploreRida's market note
"The headline numbers never tell the full story. A GTA-wide average blends dozens of cities, property types and price bands together. The real question is not just 'what is the market doing?' — it is 'what does this mean for your price range, property type, and timing?'"
