I'm Rida Zaidi, a REALTOR® working with buyers on Toronto condos and on homes across Mississauga, the West GTA and the wider Greater Toronto Area. Most of my work happens before anyone books a showing: setting a strategy, analysing the property and the numbers behind it, naming the risks plainly, and then negotiating the terms.
A purchase is a long financial commitment, so I treat it like an analysis problem rather than a search problem. What is this property actually worth against recent comparables? What will it cost to carry once the mortgage, taxes, fees and utilities are added up? What could go wrong with this building, this project or this timeline, and what would that cost you?
First-time buyers are a large part of my practice and I enjoy that work, though they are not the whole of it. I also work with move-up buyers, downsizers and investors who want the same thing: a clear read on the property, the risk and the price before committing.

How Rida Evaluates a Property
Every property gets the same working review before an offer is discussed:
- Comparable context. What similar units or homes actually sold for recently, how long they took, and how this one is priced against them.
- Condo specifics. For a condo, the maintenance fee and what it includes, the reserve fund and any special assessment history, the floor plan and exposure, parking and locker, and the building's management and age. The status certificate is ordered and sent to your real estate lawyer for the legal review; Rida coordinates that and flags what to ask about.
- Building and project risk. For a new build, what the builder agreement commits you to, how occupancy and closing are structured, and which costs are capped and which are not.
- Carrying and closing costs. The full monthly number rather than the mortgage payment alone, plus land transfer tax, legal fees and adjustments on closing. The mortgage and closing cost calculators on this site cover the same ground.
- Offer strategy and negotiation. What the seller's position looks like, which conditions are worth holding, where the price should land, and how to structure the offer to protect you if something turns up.
Rida is a REALTOR®, not a lawyer. Legal review of agreements and status certificates is handled by your real estate lawyer, and Rida coordinates with them throughout.
Who Rida Works With
Rida works with buyers and sellers across Toronto, Mississauga, Oakville, Milton, Etobicoke, Burlington and neighbouring GTA communities. Many of her clients are detail-oriented people who want to understand the reasoning before they commit, and a good share of them are buying for the first time.
What they are usually looking for is straight answers, a clear read on the numbers, and someone who will say when a property is not the right buy. By the time they close, they can explain their own decision and defend it.
A Different Background
Rida also runs service businesses in the GTA that support homeowners and property managers, from landscaping to moving logistics. It is a useful lens on maintenance costs and on what tends to surface after closing day.

Outside of Work
Rida is a Carleton grad who spent a decade in Ottawa before settling in the GTA. When she's not working, you'll find her traveling, hunting down good coffee, or spending time with family.
