Toronto Municipal Land Transfer Tax only applies inside the City of Toronto. Mississauga, Oakville, Milton, Brampton, Vaughan, Burlington and other GTA cities pay only the Ontario LTT.
Ontario and Toronto generally require that you have never owned a home or an interest in a home anywhere in the world. Spouse, age, residency and occupancy conditions also apply. This estimate assumes full rebate eligibility; partial rebates are not modelled. If unsure, leave this unchecked and confirm with your lawyer. See the official refund and rebate links below.
If your down payment is less than 20%, mortgage default insurance is required and Ontario charges PST on the premium, payable upfront on closing.
For Home Start, a newly built home must have no prior residential occupancy. The borrower's interim occupancy of a new condo before registration of the condominium declaration or taking possession can be an exception. Confirm with your lender.
At closing, this federal definition can include someone who has never purchased a home in Canada, or who has not lived in a Canadian home owned by them or their current spouse/common-law partner as their main residence during the current calendar year and the four preceding calendar years. Some borrowers also qualify after a marriage/common-law breakdown: at least 90 days living apart, beginning within that same calendar-year window. This selection affects insured 30-year estimates only; it does not select LTT rebates. If unsure, leave it unchecked and ask your lender to review the Home Start criteria below.
An insured 30-year estimate requires the federal first-time buyer assumption above or a qualifying newly built home, below the active insured price cap. A higher insurance premium rate applies. This estimate assumes a 1–2-unit owner-occupied home and a traditional down payment. Other property, borrower and lender/insurer conditions apply; these selections do not confirm mortgage eligibility.
This tool is meant to give you a planning estimate, not a final legal quote. Your lender, mortgage broker, and lawyer will confirm the final numbers.
